A Summer Cottage in a Zone 6 Winter
Cottage & Crawl Space Insulation covers the cottages and lake homes that ring Grand Traverse Bay, Lake Leelanau, Elk Lake and the inland lakes. Many were built for summer, on crawl spaces, piers or short block foundations with little or no insulation underneath. When owners start using them in fall, at the holidays or year-round, or leave them lightly heated all winter, the floors go cold and the pipes in the crawl space freeze.
Two approaches
If the crawl space can be closed off, we usually recommend sealing it: a heavy vapor barrier on the ground, sealed vents, and closed-cell foam on the walls and rim. That brings the space inside the house, keeps pipes warmer and keeps damp air out. If the cottage sits on piers or the crawl space must stay open, we spray closed-cell foam on the underside of the floor and around the rim, which insulates and seals the floor in one layer.
Why closed-cell
Closed-cell foam keeps humid summer air from condensing on cold surfaces and does not soak up water, which matters near the water. HomeGuide lists it at R-5 to R-7 per inch. Open-cell foam and fiberglass batts are poor choices under a floor or against block, because they let moisture through to cold surfaces and can sag or hold water.
Pipes and water
Frozen pipes are the most expensive winter problem at a cottage. Bringing the crawl space inside the insulated shell is the most reliable way to protect pipes that run through it. Before we seal anything, we look for standing water, plumbing leaks and wet framing and recommend fixing them first.
Scheduling
We plan cottage work around your use. Foam needs the building empty for at least 24 hours, per HomeGuide, and needs warm enough conditions to cure, so late summer and fall are popular. Off-season work is possible with temporary heat.
Rebates
Traverse City Light & Power lists $50 per 100 square feet of crawl space wall and $20 per 100 square feet of floor insulation in its 2026 program; Consumers Energy lists a crawl space rebate for its customers.

Cottage & Crawl Space Insulation Questions
Can a summer cottage be made usable in winter?
Often, yes. The floor or crawl space and rim come first, then the attic, then walls if needed.
Should I seal or vent my crawl space?
If it can be closed off, sealing and insulating the walls usually works better. Pier-built cottages get foam under the floor instead.
Will this stop my pipes from freezing?
A sealed, insulated crawl space stays much closer to house temperature, which is the most reliable protection for pipes in it.
Does spray foam stop mold under a cottage?
Closed-cell foam keeps damp air off cold surfaces, which removes the condensation mold needs. Existing mold and water problems are handled first.
