Cold Air Comes In Low
Basement & Rim Joist Insulation is a fast, high-value job in most Traverse City homes. The rim joist is the band of lumber that sits on the foundation wall and caps the floor joists. In older homes and many newer ones, it is bare wood or has a loose batt shoved in. Air leaks in at the sill and around every joist, falls to the basement floor, and gets drawn up through the house as warm air leaves at the top.
Closed-cell foam on the rim
Closed-cell foam sprayed directly onto the rim and sill seals the gaps and insulates in one pass. At HomeGuide's R-5 to R-7 per inch, two to three inches gives about R-10 to R-21. It keeps humid basement air from reaching the cold wood, which is where condensation and mold show up behind batts. Most rim joists are done in a day.
Finishing a basement
If you plan to finish the basement, insulate the walls before the framing goes up. Closed-cell foam on the concrete or block keeps damp air off the cold wall and adds R-value without taking much floor space. Fiberglass against bare concrete can trap moisture. Your building department will tell you what R-value your permit needs for Zone 6.
Fieldstone and older foundations
Older homes in the city often sit on fieldstone or early block foundations with uneven tops. Spray foam follows those surfaces and seals them in a way rigid board cannot. We check for water first; foam does not stop water coming through a foundation.
Walkouts
Homes on the hills around the bays often have walkout basements with framed walls on the downhill side. Those walls and the rims above them face full exposure to wind, and foam is a good fit for both.
Rebates
Traverse City Light & Power lists $50 per rim joist project and $150 per 250 square feet of basement wall insulation in its 2026 program. Consumers Energy customers can check its basement wall and rim joist amounts.
